We will discuss your project with you in detail to see if planning permission is needed or if it falls under permitted development. We will advise you on what design is suitable for your scope of works and run through the services we offer you from start to finish. A price can be given to you over the phone as we charge all clients based on draughting time not what car you have parked out side your house or what postcode you live in. If your house is in Hampstead or Edmonton we will charge you the same price, so All pricing is fair and if you are happy with our offerings then a surveyor will be booked in at a convenient time to carry out a measured survey on your property.
SITE MEASURED SURVEY
1 - 2 hours
Our surveyor will go through your proposed works and advise you on the best layout possible for your needs. We will come up with ideas and we have great experience in seeing dream home ideas come true daily. Sketches will be drawn up of your proposal and agreed on the best design look, size and material finish the end extension of loft conversion is going to look like. A measured survey will take place using the most accurate equipment. Existing drainage layouts, manhole locations, solid and stud wall arrangements are some of the items noted as to analyse the existing build of your property to design a proposed in the best way possible. BACK TO THE OFFICE

Surveyor will put together all notes and sketches from your initial meeting in a fashion to present the existing house and proposed design to a draughtsperson. all information will be given to a designer where they will communicate together to get an understanding on what your proposals are. Searches of other property's in the area are looked into on the borough web site to see if any presidents have been set which gives us Supporting evidence that you are proposing the right design. Communication with case officers are made by phone and email if the design is more complex to see the likely hood of getting a passed result. Although we know planning policy there may be scope for something else.
DESIGN TAKES PLACE
30 - 40 hours
The designer allocated to your project will draw up all existing elevations, (side, adj side, rear and front) all floor plans including roof plan, sections. Then all the same again but including the proposed works, with even more drawings to produce foundation and drainage details and specification for building materials. All plans are then checked once over again and only sent out to you when completed. Drawings are emailed to you and hard copy's are sent out at A3 size via first class mail for reviewing. Any changes you require will be carried out within two days of no extra cost. We then leave it to you to get back to us for the next steps in submission to the local council to obtain planning permission or a certificate of lawfulness.
SUBMISSION AND AGENT SERVICE
1.5 - 2 hours
Its only when you are happy with the final design is when we will submit your application for you. We have an Admin. service department which helps out on submitted all planning applications for each of our clients. For a small fee of £85+vat your application will be processed and issued via the planning portal. From then we will inform you of the process of the application and when all is validated. As we offer an agent service as part of the design pack we give you this includes carrying out further changes to the design if the case officer requests any changes during the application running. all changes are of coarse free of charge and after the 8 weeks deadline the application usually gets decided on with a granted decision. We then email you the good news and you have three years from the decision date to carry out the build.

WHICH APPLICATION TO GO FOR?
The administration department will decide if your design will fall under the following applications:
1. HOUSEHOLDERS PLANNING APPLICATION - 8 WEEKS AND £206 - RE-SUBMISSION FREE
(for design proposals which fall outside PD and are more complex but follow SPD guidance)
2. PERMITTED DEVELOPMENT APPLICATION - 8 WEEKS AND £103 - RE-SUBMISSION FREE
(all designs following Permitted development rules set out in guidance book below)
3. NEIGHBOURING CONSENT APPLICATION - 42 DAYS - £96 - THEN APPLY FOR PERMITTED DEVELOPMENT.
(proposal following PD rules, which are doubled in-depth - 3m to 6m semi / terraced & 4m to 8m for detached houses)
