BLOCK PLANS & SITE LOCATION PLANS

All Planning Applications require SITE LAYOUT PLANS otherwise known as BLOCK PLANS and a SITE LOCATION PLAN.

&

ARE SUPPLIED BY OUR ADMIN TEAM WITH A 12-YEAR LICENCE USE TO COMPLY WITH ALL PLANNING VETTING. 

Can I use Other Third Party Maps when supplying the Council with BLOCK & LOCATION PLANS?

The responsibility of issuing the correct material for Planning applications lies with the Administration team hired for the application submission. In order to ensure a successful planning application, specific requirements must be met for each map requested by the council. Failure to use the correct material may result in delays during the validation and vetting process, and may also be subject to crown copyright infringement if no licence numbers are obtained. To discourage such errors, some Borough councils are now imposing an administrative charge of £65 for invalid applications. Therefore, it is crucial to provide accurate and up-to-date information to avoid unnecessary delays or penalties. We have encountered cases where clients have sent other source land registry plans to our Admin team in an attempt to save costs. Unfortunately, such plans cannot be accepted for planning applications by the hired personnel responsible for the submission. (this is explained in email communication at submission stage)

  

The Councils Planning Department's vetting team requires 2 maps for each application submitted, they are

  1. A Site Location Plan is a map scaled at 1:1250 or 1:2500 showing the location of your property against the surrounding area, preferably presented on A4 or A3 drawings.

  2. A Block Plan (Site Layout) will also need to be supplied which is a map scaled at 1:500 or 1:200.

The Site Location Plan and Block Plans which DPL provide our customers (shown below) are purchased from a Licenced online Mapping organization issuing 12 - Month Licences on every OS purchase. The Plans are then altered in Autocad to the status of the specific development to be compliant with the Council's Planning vetting requirements, with Licence numbers displayed. 

SITE LOCATION PLAN 

A location plan must be provided as follows:

  • At a metric scale (usually 1:2500 or 1:1250) and ideally scaled to fit onto A4 or A3)

  • Provided on an up-to-date map

  • Show the site area edged in red (to include all land necessary to carry out the development, access to the nearest public highway, visibility splays, landscaping, car parking, any new drainage systems such as package treatment plants, soakaways and open areas around buildings).

  • Operational development, including non-mains drainage systems, must be included within the red line.

  • Where possible, please identify 2 named roads

  • Name or number adjoining properties so the exact location is clear

  • A blue line should be drawn around any other land owned by the applicant, close to or adjoining the application site

  • Indicate a north point

  • Include a scale bar

WHAT IS CROWN COPYRIGHT

Crown copyright covers all works that are "prepared or published by or under the direction or control of Her Majesty or any government department." In this way, "work produced by government departments, whether published or unpublished, may be protected either permanently or at the whim of the Crown".

BLOCK PLAN (also known as Site Layout Plan)

A site layout or block plan must be provided as follows:

  • Plans provided for both existing and proposed.

  • Provided at a metric scale (1:200 or 1:500) and ideally scaled to fit onto A4 or A3

  • Provided on an up-to-date map

  • Indicate a north point

  • Show the proposed development in relation to:

    • site boundaries,

    • other existing buildings on the site,

    • adjoining properties and the immediate area,

    • roads, public rights of way, and position of trees/hedges, changes in levels, boundary treatment, vehicular/pedestrian access and existing and proposed parking.

    • House names and road names should be labelled

  • Include any buildings to be demolished

  • If the site area is edged in red this must match the location plan provided (not essential but can be helpful)

  • If connecting to existing drainage system this should be indicated on the plan

Every plan (including all copies) based upon Ordnance Survey maps must have the appropriate Ordnance Survey copyright licence number and be within the last 12 months

There are very high penalties for the infringement of Crown Copyright breach which is informed with the above link directly to GOV.UK. If Admin is hired for the submission of your application then all the following requirements listed above will have to be addressed with the PURCHASED LICENCE NUMBER supplied. Proof of purchase within for 12-Months of issue will need to be presented. Without this information, hired ADMIN will not be in a position to assist you in your submission risking any forthcoming. 

Please note that you will require structural calculations if any steel beams are designed within your scope of works, this will be charged separately to the engineer.
