LOFT CONVERSION DESIGN INCLUDING A PREVIOUS DOUBLE STOREY

This is the extent of what you can do in just 2 weeks draughting time, we at DISCOUNT PLANS LIMITED put together two elements, a single storey rear extension and a loft conversion all ready for submission to the local council. A full building regulation design pack was approved and structural calculations where prepared in just two days.

OUR OWN SMALL CASE STUDY

Our client applied for planning permission for here proposed loft conversion. This was a tricky development as the clients house already in the past has a double storey extension passed and built several years ago so all permitted development rights where taken away from this proposed development. The client had to go down the route of getting planning permission granted for a largest suitable rear dormer to achieve the maximum space for a new bedroom and en-suite. Again the planners where not happy with the first design which was in keeping but they asked to reduce the size of the dormer we proposed which i thought was a bit over the top because you could not see any new proposal from the street as this was all to the rear of the property. We carried out the changes and then after three attempts the council approved the design. It took a total of 8 weeks for the planners to agree on the design. The client was very happy and then was ready to build. Builders where already assigned to this project and where waiting to start. Our next role was to get the structural calculations in place for all the steel work which was going into the design and then to register all paperwork's with london building control. We have a policy that all drawings and final calculations must be checked by building control before any works start on site. This way there is not room for errors being made by builders and ordering of materials. London building control issue all a plans check certificate on all jobs if requested making this a whole smooth process, which is the complete opposite if you where to use the council. The build for this project took around 7 weeks and the builders done a really good job on the final finish as you can see by the photos. The inspectors carried out a total of 8 site visits inspecting the builders work during the build process, now the job is complete the homeowner has received a final completion certificate for LBC which then is forwarded on to the insurance company so they can update there records on the new additional bedroom the loft conversion has created. Please a word of warning to homeowners please do not alter the layout of walls and fire doors with in your house as the building inspectors sign off the final project based on all being fire complaint. if you remove any walls to make open plan after the sign off then you may be in a position that the insurance on your house will be void as there is a great risk of fire to spread around the house. if there was god forbid a fire. Many insurance company's are visiting sites after homes have been affected by a fire to see if the house has been modified. If they find that it has bee altered in any way they have a good case not to pay you out if you where to make a claim.
