New build house design to vacant land in conservation area.
Project description
The brief for this project was to design a new three bedroom house on vacant land which is in a conservation area making it very difficult to achieve due to the high councils policy’s regarding town planning issues. We at Discount Plans Ltd designed a house with the exact internal layout as the other houses on the street making the design adequate for the requirements set out by the planners at the council. The external design was again the exact duplicate to the end of terrace house making no change to the surrounding area. The site in mind had adequate amenity space to the rear garden area and car parking was not an issue with this design as there were no existing households on the same street which had off street parking.
The project passed planning by means of an identical design of next door, matching both appearance and materials for the construction being use by the other houses in the same street, all matching brick type and face work to the new house design was a must to see this application through to a pass. This application took around 10 weeks as there were a lot of obstacles to overcome with various council departments.
Cost in construction £110,000 - £130,000.

Proposed two new dormers to the front of this existing pitched roof.
Project description
The brief for this project was to design and submit two new dormers to the front pitch of this Victorian property to create more liveable space on the second floor of this five bedroom house. The design was to keep the same character of the house to its original style and to add new dormers for more light and room into this house.
This project after 9 weeks passed full planning permission by creating the design to the dormers to match the original style of the roof layout and appearance.
Cost in construction £8,000 - £12,000.

Existing Integral garage conversion being changed into new living room space.
Project description
The brief for this project was to change the use of the existing garage to increase the internal space. The client approached Discount Plans Ltd for our services to change his existing disused garage into a liveable room, as the garage was not large enough for his family’s cars to be parked in them.
The project passed planning by means of an identical design of matching the other nabouring households in the same street, matching brick type and face work to the design was a must to see this application through to a pass.
