The brief for this project was to change the use of the existing garage to increase the internal space. The property was listed, in a conservation area and on an angled site so the designs had to take this into consideration, and ensure compliance with the relevant regulations.

Project type:

Loft conversion to create new rooms on 2nd floor.

Project description

The brief for this project was to change the use of the disused loft area and to increase the internal space upstairs on the new second floor. This property had a very large floor area making it ideal for this sort of conversion. Other property’s in the surrounding area have had a similar loft conversion design, were the original roof was of a pitched construction design. Changing the roof line into a gable end made the new internal space larger, this created two additional bedrooms making the value of this property increase by 35%.

The project passed planning by means of a identical design of the next nabours design, matching the other nabouring households in the same street. Matching brick type and face work to the design was a must to see this application through to a pass. This was approved on a permitted development application, which took 8 weeks.

Loft conversion with new dormers to front and back and raised roof to create two new rooms on 2nd floor.

Project description

The brief for this project was to change the use of the disused loft area and to increase the internal space upstairs on the new second floor. This property had a very large floor area making it ideal for this sort of conversion. Other property’s in the surrounding area have had a similar loft conversion design, were the original roof was of a pitched construction design. Changing the roof to form dormers to the front and back made the internal space increase in floor area, however the roof had to be raised in this design to acquire satisfactory internal headroom. This house was in a perfect location to do this as it was situated at the end of the row of property’s with a fall in ground level making the new raised roof not exceeding the near by nabour’s roof pitch. Two additional bedrooms were created and a walk in wardrobe area making this house turns into a modern example of new age designs. Property increased by 25% by end of construction.

The project passed planning by means of an identical design of the other properties in the area, again as always matching the existing appearance of the original house was a must to get this design through planning to keep the character of the original house. This project was approved on a full planning application sub-mission, which took 7 weeks.

Double storey side extension / single storey to the rear.

Project description

The brief for this project was to design a single storey to the rear and side of this property to enlarge the existing dining room and kitchen space on the ground floor. The first floor was extended to the side of this house, because of councils planning requirements their had to be 1m from boundary to external side face of new extension wall, still this design made a difference to the rooms upstairs making them larger in size. Property increased in value by 18% by end of construction works.

The project passed planning on the grounds of the councils planning requirements, in this case the ground floor was designed up to next nabours boundary wall, 1st floor was set in by 1m and the single rear extension did not exceed 3.5m in length. This project was approved on a full planning application sub-mission, which took 8.5 weeks.

Project description

The brief for this project was to design a new dormer to the rear of the property to enlarge the existing bedroom and bathroom to this beautiful bungalow. The new dormer window openings was designed larger than the existing as the client wanted a more natural view which over looked the Hertfordshire countryside. Property increased in value by 6% by end of construction works.

The project passed planning on a full planning application as this bungalow was extended before in areas to the garage. This project took just 6.5 weeks for an approval, which was quite fast.

Project type:

Loft conversion / Single rear and new gable roof design to rear elevation.

Project description

The brief for this project was to design a single storey rear extension, now this property was very interesting. Because of the existing shape of this bungalow (square) we at Discount Plans Ltd designed the extended a single storey to the back of the bungalow to create more living and bedroom space. This design meant that the whole roof shape would have to change dramatically. We came up with a design to help the client get the maximum out of what was going to be changed, because of the high cost involved by this new roof change. A new 2nd level was designed making more space internally in the loft area and creating additional rooms for the client. A new gable roof was designed to the rear of the property to get a master size feel to the new bedroom. New double French glass doors were added to the design for that perfect garden view. Property increased in value by 38% by end of construction works.

The project passed planning on a full planning application. This project took just 10 weeks for an approval, this longer than your average application process, the reason being was  certain changes had to be done to the side of gable. Drawings had to be revised and re submitted.

Cost in construction £55,500 - £60,000.

Project type:

New build house design to vacant land in conservation area.

Project description

The brief for this project was to design a new three bedroom house on vacant land which is in a conservation area making it very difficult to achieve due to the high councils policy’s regarding town planning issues. We at Discount Plans Ltd designed a house with the exact internal layout as the other houses on the street making the design adequate for the requirements set out by the planners at the council. The external design was again the exact duplicate to the end of terrace house making no change to the surrounding area. The site in mind had adequate amenity space to the rear garden area and car parking was not an issue with this design as there were no existing households on the same street which had off street parking.

The project passed planning by means of an identical design of next door, matching both appearance and materials for the construction being use by the other houses in the same street, all matching brick type and face work to the new house design was a must to see this application through to a pass. This application took around 10 weeks as there were a lot of obstacles to overcome with various council departments.

Project description

The brief for this project was to design a Double storey rear extension to this grade 2 listed building. Listed buildings are very hard to obtain planning permission as the council’s policies are very harsh on new changes to external and internal openings and fixtures. Discount Plans Ltd have good practise in this kind of field, we can on one visit analyse the possibilities on any future proposal on any listed building.

This project passed planning in 8.5 weeks with amendments being submitted as part of the planning requirement from the council team. The final works being finish on this upped the value of this project by £150,000, by an additional bedroom being added.

Project description

The brief for this project was to convert the old disused cellar area which had a very large Sqm area into a night club. Discount plans viewed the site and came up with completed drawings within two days. The client couse one of the options which were presented to her. The final proposed design was then sent to the council for approval this was after 9 weeks of communication with the councils planning department. 

The project passed full planning as a change of use submission, the value of this refurbishment work was in the region on £35,000, but the increase in value to the commercial premises sky rocketed to £120,000 for the lease.

Project type:

Proposal for planning approval for Advertising signage the commercial premises.

Project description

The brief for this project was too applied for planning permission to commercial premises in the Tottenham area. Discount Plans Ltd had to write a report and create a drawing for the councils planning requirements to obtain planning permission for several new banner signs and a permanent illuminated side sign.

This application passed advertising planning approval in 5 weeks by means of producing a surveyed drawing being backed up by photos of proposed size of banners and signs being installed to external commercial premises.
