If you have received a refusal from the Council then all is not lost. You have the right to appeal to the Secretary of State within 6 months of the decision.

Since April it is now possible to apply for some or all of your incurred costs at appeal where the Local Authority have acted unreasonably. You have been able to do this under the Hearing and Inquiry procedure for sometime, but to ensure fairness the Planning Inspectorate will now accept requests for costs via Written Representation and Householder Fast Track appeals.

For appeals relating to householder planning applications (extensions, loft conversions etc) you can now choose for the appeal to be heard via a Fast Track Householder Appeal Service. It is hoped to speed up the appeal process by 6 weeks, and bring the target date for a determination down to just 12 weeks.
